We are one of the foremost rural land investment companies in America, and one of the fastest growing. We buy land, develop it, and sell it, and we are scaling fast. We are good at finding deals. We are not yet great at turning those deals into cash fast enough, and that single gap is the most expensive problem in our business. We are hiring one person to own it.

 

The one number that defines this job: the cash conversion cycle. It is the number of days between when our money goes into a deal and when it comes back out as cash. Long cycles trap our capital and starve growth; short cycles free it to redeploy. Your job is to drive that number down on every deal without giving up the profit we planned for.

 

What you will own:

 

The cash conversion cycle on every deal. Your job is to beat the cycle we underwrite, every time.
The underwriting. You already have an engineering base; here you will become an expert at underwriting land deals, using real engineering judgment (lot yield, septic and perc feasibility, grading, costs) to call what a deal will actually make.
The vendor relationships. You will know every surveyor, perc tester, county planner, and contractor by name, and you will get them to move faster than they move for anyone else.
The project itself. You are a true project manager. You run surveyors, civil engineers, perc testers, utilities, and county planning through subdivide, entitlement, and manufactured-home-on-land projects, start to finish, and you own the cash conversion cycle on each one from the day, we buy to the day it sells.
The pace of the back half. Over your first months you will evolve into managing our transaction coordinator and our dispositions associate to a clock, and chairing the weekly meeting that pushes deals through.
Two numbers owned: beat the underwritten cycle, and hit the underwritten profit.

 

Who you are:

 

A civil engineer with 3 to 7 years of real land development experience.
Fast and precise at the same time, which is rare. You move with urgency and you do not cut corners on the number.
Power-user level in Excel (where our deal underwriting lives) and highly proficient navigating CAD/GIS environments (Civil 3D, ArcGIS, or QGIS).
A natural driver. You make the call, you push people, you take ownership without being asked.
Excellent, clear spoken English with little to no accent. You will be on the phone with Americans all day.
Hungry. You want a role that defines your career, not a seat to coast in.

 

Nice-to-Haves:

 

Practical experience utilizing US-centric mapping and municipal tools like Bluebeam, Regrid, or LandGlide.
Prior experience dealing directly with US county zoning boards or municipal planning departments.
