Outbound Cold Calling Acquisition Caller – U.S. Self-Storage Company

About the Role
We are a U.S.-based self-storage investment company looking for a confident, personable, and highly organized Outbound Acquisition Caller to help us identify self-storage property owners who may be interested in selling.

This is not a customer service role and is not a traditional administrative Virtual Assistant position.

Your primary responsibility will be speaking directly with self-storage property owners in the United States, building rapport, determining whether they would consider selling, and gathering basic property information from interested owners.

We will provide the lead lists, calling software, training, and scripts. However, we do not want someone who simply reads a script word-for-word. We’re looking for someone who can have a natural conversation.

What You’ll Do
·       Make outbound calls to self-storage property owners in the United States

·       Speak naturally and confidently with business/property owners

·       Determine whether an owner would consider selling their property

·       Ask basic follow-up questions when an owner is interested

·       Collect property information needed by our acquisitions team

·       Email owners requesting property reports or additional information

·       Follow up consistently with interested owners

·       Keep accurate notes and update lead information

·       Schedule a call with our acquisitions principal when appropriate

·       Help move interested owners from the initial conversation to an acquisition review

You will not be expected to negotiate purchase prices, underwrite properties, or close transactions.

Who We’re Looking For
·       Excellent spoken and written English

·       Clear, natural, energetic, and conversational phone presence

·       Comfort speaking with U.S. business owners

·       Previous cold-calling, outbound sales, appointment-setting, lead-generation, or real-estate experience

·       Ability to follow a process without sounding scripted

·       Comfort asking follow-up questions and thinking during a conversation

·       Persistent without being overly aggressive

·       Organized and strong at follow-up

·       Able to work independently and reliably

·       Reliable high-speed internet and a quiet professional workspace

Previous U.S. real-estate or self-storage experience is helpful but not required. We care much more about communication skills, personality, reliability, and ability to learn.

Schedule
The position requires availability during U.S. business hours.

Expected schedule: [8am-5pm CT, 10-20 hours/week, can increase hours if successful in role]

Compensation
$8 USD/hour + performance bonuses

Pretend you are calling the owner of a self-storage facility called ABC Storage. Please read the following opener as though you were actually speaking with the owner on the phone:

“Hi, this is [YOUR NAME] calling. I was trying to find the owner of ABC Storage. Did I get the right number?

Great! We’re a small self-storage company and we own several facilities ourselves. I was reaching out because we’re looking to buy another property in the area, and I wanted to see if you’d ever consider selling ABC Storage?”

Important: Do not simply read the words as quickly as possible. Pretend this is a real phone call. We want to hear your natural pacing, personality, confidence, and energy.

Part 2 – Speak Naturally
For the remainder of your recording, stop reading the script and answer this question naturally:

“Why do you think you would be good at calling U.S. property owners and getting them comfortable talking with you?”

Please keep the entire recording to approximately 60 seconds.
